The site is located in the Greenbelt on the Northern fringe of the highly regarded suburb of Adel, approximately 750m from the amenities and overlooking open countryside. The site slopes gently from West to East.
The land which is ostensively developed or lain to hardstanding (circa 28,000ftsq of existing buildings) is largely ‘invisible’ from the outside and the planners are keen to ensure that it remains that way. In essence the planners and local councillors were unaware of this industrial site and as such are keen to see it change to residential as long as it remains hidden and doesn’t impact on the greenbelt in a greater way than it does currently.
The site is made up of two parts the red edged, industrially zoned land (extends to approximately 1.17 Ha/ 2.9 acres) and the blue edged farmhouse and paddock (circa 1.37 Ha/ 3.35 acres) – see site plan in the ‘Documents and Downloads’ page. Within the industrial area, there are 2 distinct parts, the existing farm buildings and the sheds/ offices and containers all of which are used and zoned for commercial purposes. We will consider offers for the whole, although any proposals for the paddock area would need to incorporate a significant and long term clawback provision. Our preference is to sell everything in the red edged area and the farm house, however if it is your inclination to exclude any of the component parts we would be happy to consider offers on that basis.
We have carried out a pre-application meeting with LCC who are supportive of an immediate application for residential uses in this location, providing the ‘green’ nature of the site is preserved.
A copy of the pre-application response can be found in the ‘Documents and Downloads’ section of the website along with an intrusive SI, reports on drainage, ecology, highways and other useful correspondence gathered to date.
It is worth noting, as we are sure you will be aware, that LCC’s stance on Vacant Building Credit has changed since November 2017. It is now a consideration when calculating Affordable Housing and CIL provision and as such we leave you to make your own enquiries on the same.
